1. Definitions

For the purposes of these Terms and Conditions, the following definitions apply:

Refers to Meridian House, a premium boarding accommodation provider located at 16 Raffles Quay, #41-01, Singapore 048581.

"Services"

Refers to premium boarding accommodation services including Metropolitan Studios, Corner Suite Residences, and Sky Villa Collections, along with associated amenities and support services.

"Resident" or "You" or "Your"

Refers to any individual or entity accessing our services, booking accommodation, or entering into accommodation agreements with us.

"Accommodation Agreement"

The formal contract governing your residence at Meridian House, including lease terms, payment obligations, and service specifications.

"Website"

Refers to our online platform and all related digital services, applications, and communication channels operated by Meridian House.

2. Use of Services

Eligibility and Requirements

Our accommodation services are designed for professional adults seeking premium boarding accommodation in Singapore. By using our services, you represent and warrant that:

  • You are at least 21 years of age and have the legal capacity to enter into binding agreements
  • You possess valid identification and legal authorization to reside in Singapore
  • You will provide accurate and complete information in all applications and communications
  • You have the financial means to meet accommodation payment obligations
  • You will comply with all applicable Singapore laws and regulations

Accommodation Usage

Your use of our accommodation services is subject to the following conditions:

Permitted Uses

  • • Residential accommodation for personal use
  • • Professional home office activities
  • • Reasonable guest visitation within building policies
  • • Use of shared amenities and facilities
  • • Access to concierge and support services

Restrictions

  • • No commercial activities without written consent
  • • No unauthorized subletting or assignment
  • • No illegal activities or substance abuse
  • • No excessive noise or disruption to other residents
  • • No modifications to accommodation without approval

3. Prohibited Activities

To maintain the safety, security, and quality of our accommodation environment, residents are strictly prohibited from engaging in the following activities:

Safety and Security Violations

  • Violating building security protocols or sharing access credentials
  • Tampering with fire safety equipment or emergency systems
  • Storing hazardous materials or prohibited items
  • Propping open secured doors or compromising building security

Community Standards

  • Harassment, discrimination, or disruptive behavior toward residents or staff
  • Excessive noise during designated quiet hours (10 PM - 7 AM)
  • Hosting parties or gatherings exceeding accommodation capacity
  • Smoking in non-designated areas or accommodation units

Legal and Contractual Violations

  • Any illegal activities under Singapore law
  • Unauthorized commercial use or business operations
  • Subletting, assignment, or unauthorized occupancy
  • Failure to maintain accommodation cleanliness and condition

4. Service Terms and Conditions

Booking and Reservations

Application Process

All accommodation bookings are subject to our application review process, which includes credit checks, employment verification, and reference validation. Approval is not guaranteed and is at our sole discretion.

  • • Application processing typically takes 2-5 business days
  • • Security deposits are required for all accommodation tiers
  • • First month's rent is due upon lease signing
  • • Move-in dates are subject to availability and preparation requirements

Cancellation Policy

Cancellations must be submitted in writing with appropriate notice periods. Security deposits may be forfeited for cancellations within 14 days of scheduled move-in. Lease modifications require mutual agreement and may incur administrative fees.

Our accommodation services are provided "as is" and "as available" without warranties of any kind, either express or implied. We make no representations about the suitability, reliability, or accuracy of our services.

No Warranties

  • • We disclaim all warranties regarding service availability or uninterrupted access
  • • No warranty that services will meet your specific requirements or expectations
  • • No guarantee of specific outcomes or satisfaction levels
  • • Building amenities and services may be temporarily unavailable for maintenance

Limitation of Liability

Our total liability for any claims related to our services shall not exceed the total amount paid by you for accommodation services in the twelve months preceding the claim. We shall not be liable for any indirect, incidental, special, consequential, or punitive damages.

Force Majeure

We shall not be liable for any failure or delay in performing our obligations under these terms if such failure or delay results from circumstances beyond our reasonable control, including but not limited to:

  • • Natural disasters, floods, earthquakes, or severe weather
  • • Government actions, regulations, or policy changes
  • • Public health emergencies or pandemics
  • • Labor strikes or work stoppages
  • • Utility failures or infrastructure disruptions
  • • Internet or telecommunications outages

  • • Acts of terrorism or civil unrest

6. Termination

Termination by Resident

You may terminate your accommodation agreement by providing written notice in accordance with your lease terms:

Notice Requirements

Metropolitan Studios: 30 days notice | Corner Suites: 60 days notice | Sky Villas: 90 days notice

Written Notice

Termination notice must be submitted in writing and acknowledged by our management team

Financial Obligations

All outstanding rent, fees, and charges must be paid through the termination date

Termination by Company

We reserve the right to terminate accommodation agreements immediately for violations of these terms or for the following reasons:

Immediate Termination

  • • Non-payment of rent or fees
  • • Violation of building policies or community standards
  • • Illegal activities on the premises
  • • Safety or security breaches
  • • Providing false information in applications

Effects of Termination

  • • Immediate revocation of access privileges
  • • Forfeiture of security deposits (if applicable)
  • • Collection proceedings for unpaid amounts
  • • Removal of personal belongings at resident's expense
  • • Reporting to credit agencies and authorities

7. Dispute Resolution

Resolution Process

We are committed to resolving disputes fairly and efficiently. All disputes arising from or relating to these terms or our services shall be resolved through the following process:

Step 1: Direct Resolution

Initial attempts at resolution through direct communication with our management team. We encourage residents to raise concerns promptly to facilitate quick resolution.

Timeline: 14 days from initial complaint submission for management review and response.

Step 2: Formal Mediation

If direct resolution fails, disputes shall be submitted to binding mediation through the Singapore Mediation Centre or another mutually agreed mediator.

Cost: Mediation costs shared equally between parties. Location: Singapore.

Step 3: Arbitration

If mediation is unsuccessful, disputes shall be resolved through final and binding arbitration under the Singapore International Arbitration Centre (SIAC) Rules.

Governing Law: Singapore law. Language: English. Arbitrator selection by mutual agreement.

Governing Law and Jurisdiction

Applicable Law

These Terms and Conditions shall be governed by and construed in accordance with the laws of Singapore, without regard to conflict of law principles.

Jurisdiction

The courts of Singapore shall have exclusive jurisdiction over any disputes that cannot be resolved through mediation or arbitration as specified above.

Waiver of Class Action

You agree to resolve disputes on an individual basis and waive any right to participate in class action lawsuits or class-wide arbitration.

8. General Provisions

Terms Modification

We reserve the right to modify these Terms and Conditions at any time. Changes will be effective immediately upon posting on our website, with notification provided to current residents.

Notification Methods

Email notification to registered residents, website updates, and physical notices in common areas

Effective Date

Material changes effective 30 days after notification; minor updates effective immediately

Continued Use

Your continued use of our services after changes constitutes acceptance of modified terms

Severability and Enforcement

Severability Clause

If any provision of these terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect. Invalid provisions shall be replaced with enforceable equivalents.

Waiver Policy

Our failure to enforce any provision shall not constitute a waiver of that provision or any other provision. All waivers must be in writing and signed by authorized representatives.
